Economists from the National Associations of Realtors are predicting that the median home price will climb another 2% in 2025 to more than $410,000, and this could increase if lower mortgage rates trigger a strong seller’s market. Speaking of mortgage rates, the Mortgage Bankers Association expects rates to hover around 6.5% in 2025, though other groups anticipate a decline into the high 5% range.

Midrange kitchen remodels like cabinet refacing (pictured above) are a great example of this. While a high-end custom kitchen remodel can cost upwards of $80,000 with a return on investment (ROI) of less than 50%, cabinet refacing costs under $30,000 on average and offers an impressive 96.1% ROI. What does that mean? For every $1,000 put toward a small kitchen refresh, you can add $960 to the value of your home. Midrange bathroom remodels are another smart investment, with an ROI of 73% compared to just 49% for upscale projects.

The aging-in-place trend of remodeling homes to accommodate the needs of older adults – is expected to grow in 2025 and beyond. By 2030, all Baby Boomers will be age 65 or older, and by 2034, the U.S. Census Bureau projects that there will be more adults in the U.S. than children. As AARP reports that 77% of adults over 50 want to remain in their homes as they age, the need to remodel homes for an older population is becoming more important.

Aging in place needs are especially noticeable in the bathroom, where older adults are prone to dangerous slip-and-fall accidents. To improve safety and accessibility, aging-in-place bathroom remodeling trends will include tub-to-shower conversions, adding features like grab bars and bench seats, and replacing standard bathtubs with walk-in tubs.
