Walls, windows, doors, and a roof. The main components of a home seem simple enough, but when something goes wrong with one of them, it can kick-off a domino effect with the others. The biggest culprit for home improvement issues? Water.
When Jeff and Lillian Shelton first reached out to Improveit, they discovered that water-related issues elsewhere in the home had trickled (literally) into problems with their windows. “We sit on a low spot in the subdivision,” Lillian told the Improveit team. “We had a water issue that caused a lot of settling, and even though we got the water issue resolved, it affected the windows too.”
Over time, moisture and settling left the walls of the home “whopper-jawed and warped,” Lillian said. “The walls and weren’t straight anymore, which caused a lot of cracking in the caulking and seals around the windows, and leaks around the original window openings.” Additionally, some of the old and outdated double-hung windows had broken panes that needed to be fixed.

When Jeff & Lillian met with Improveit, it was clear that their Wilmington double-hung windows needed a full replacement. The old metal windows were original to late 1990s home, and Lillian said they felt like a cheaper quality that builders often used for subdivisions at that time. While the choice saves money on the cost of building the home, it doesn’t do the homeowners any favors. Builder-grade windows are less energy efficient than higher-quality windows, and generally have a shorter lifespan.

What Are Dormer Windows?
The three upstairs windows in the Sheltons’ home are each centered in a dormer, a type of roof structure that projects above a home’s roof. The term comes from the French words for sleep (dormer) and sleeping room (dormeor), and were commonly used to bring light into attic-level bedrooms.
When it comes to dormer window replacement, the process is the same as for any other window. At Improveit, our installers work in teams of two with one person inside the home and one outside. Together the team removes the old windows, fits and levels the new window in the opening, secures it into place, and uses spray foam to air-seal any gaps or cracks. From there, the trim is installed and the job is done!
Generally, double-hung windows make the most sense for dormer window replacement. Dormers are often narrow, so a window that lifts open like a double-hung works well. Casement windows could also be used in dormers where you want a functional windows. Picture windows are an option for spaces where the dormer may be more decorative than functional.
