Sometimes remodeling a home can help lift the appeal of a whole neighborhood! That’s the case with homeowner Tabitha Bundenthal’s 100-year-old Tipp City, Ohio home. Improveit was thrilled to have a hand in updating the curb appeal and energy efficiency of this historic Dayton-area home.
Coordinating with the Historic Preservation Board
As is often the case when renovating a historic home, Tabitha had to jump through some hoops to gain approval for her preferred product selections. She originally reached out to Improveit for a project consultation and down-to-the-penny quote in September 2020. Unfortunately, the Tipp City Restoration Board told her at the time that she needed to use wood-frame windows in her historic home.
It’s clear from the “before” photos that the home’s original wood windows were deeply in disrepair. This is not unexpected with old wood windows. While beautiful, wood window frames are susceptible to warping and deteriorating if they’re not carefully maintained with regular cleaning and repainting or re-staining. And despite the extra maintenance and shorter lifespan, the 2021 Cost vs. Value Report shows that wood windows are more expensive than vinyl windows. Nationally, whole-house wood window replacement costs nearly 20% more on average than vinyl windows, which offer a longer lifespan much lower maintenance.
Thankfully Tabitha and the Tipp City Restoration Board eventually determined that Improveit’s Performax54 vinyl windows would work well for the project. “After a few meetings, we were able to come to an agreement with the city,” she says. “It was mainly about the look – they didn’t want the windows to look too ‘new.’ But really, they were just happy someone was ready to take care of this home.”
